Why Grout Discolors So Fast in Tampa
Florida humidity and hard water are tough on grout. Moisture settles into porous grout lines, hard-water calcium leaves cloudy buildup on tile, and mildew takes hold faster than in drier climates. Vacuuming and mopping only do so much. Once grout looks gray or yellow, the dirt has gone below the surface where a mop can't reach.
That's where we come in. We deep clean grout from inside the pores, treat mildew at the root, and seal it so it stays clean longer.
What's actually happening in your grout:
Soap residue and minerals build up on the surface
Moisture penetrates the porous grout below
Mildew and bacteria grow inside the pores
Calcium from hard water locks dirt in place
Each mopping pushes more contamination deeper
Our Tile and Grout Services
We don't do one-size-fits-all cleaning. Each service below addresses a different problem. Most jobs combine two or three of these.
-
We pretreat with an alkaline solution to break down soil and biofilm, then use high-pressure hot water extraction to flush the grout from the inside out. In most homes, grout comes back two to three shades lighter than where it started.
Pretreatment with alkaline cleaner
High-pressure extraction at 200°F+
Mechanical agitation where needed
Final rinse and pH neutralization
-
After cleaning, we apply a color seal that restores uniform grout color and blocks future staining. Pick any shade, including a different color than what you had, and it lasts 5 to 10 years.
Restores uniform color across all grout lines
Blocks staining at the pore level
Available in any color, including different than original
Lifespan: 5 to 10 years
-

Bathroom and kitchen caulk fails over time. We pull the old caulk, clean the joint, and replace with mildew-resistant caulk that holds up to Tampa humidity.

New mildew-resistant caulk
Smoothed and finished cleanly
-
Full shower makeover that combines several services into one project: deep grout cleaning, regrouting where needed, color sealing, fresh caulking, and stone restoration on shower walls when applicable.
Combined service for full shower transformation

Most showers take a full day
Best value for showers that haven't been deep cleaned in years
Where We Work
We clean tile and grout anywhere in your home or business. Each location has different soil types and different challenges.
Kitchens: Floor tile, backsplashes, and countertop tile. Grease, food spills, and water damage settle into grout.
Bathrooms: Floor tile, tub surrounds, vanity backsplashes. Mildew and hard water are the usual suspects.
Showers: Wall tile, floor tile, niches, and ledges. The hardest area to clean and where the difference shows most.
Entryways and foyers: First impression for guests. Sand and dirt grind into grout from daily foot traffic.
Living rooms and hallways: Tile floors in your most-used spaces. High visibility, high wear.
Mudrooms and laundry rooms: Heavy soil, pet traffic, water, and sand. Some of the worst tile in the house.
Pool decks and lanais: Outdoor tile is prone to algae, mildew, and sun-baked dirt. Different treatment from indoor.
Commercial lobbies: Hotels, country clubs, condo associations, restaurants. After-hours service available.
Tile Types We Clean
We work with every common tile and a lot of less-common ones. Some need different chemistry than others. We identify the tile before we start because the wrong product can permanently stain or etch certain materials.
If you have a tile type that isn't on this list, call us. We've probably worked on it.

Cleaning vs. Regrouting
How to Know Which You Need
Most homes only need cleaning. But sometimes the grout has failed and needs replacing. Here's how to tell.
Regrouting is needed when:
Grout is crumbling or breaking apart
Grout is missing in spots
Cracks run through the grout lines
Cleaning has been tried multiple times without lasting improvement
Water is getting through into the substrate
Tiles are loose or moving
Cleaning is enough when:
Grout looks dirty or discolored
Mildew spots show in shower or bathroom grout
Tile looks dingy or yellowed
The floor doesn't feel as clean as it used to
Color sealing would help maintain results
If you're not sure, we'll tell you the honest answer during the walkthrough. No upsell pressure.
Restore Tile Shower vs Replace Tile Shower
Most homeowners assume an old, mildew-stained shower needs a full replacement. In our experience, that's rarely true. A deep clean and regrout brings most showers back to looking like new for a fraction of the cost, in a fraction of the time, with none of the demolition mess.
| Factor | Deep Clean + Regrout | New Shower Installation |
|---|---|---|
| Typical cost | $500 to $2,000 | $5,000 to $15,000+ |
| Time to complete | A few hours to one day | 1 to 3 weeks |
| Shower out of service | Same day or next day | Entire project duration |
| Contractors involved | One (us) | 4 to 6 (demo, plumber, tile, glass, paint) |
| Demolition and dust | None | Heavy throughout the project |
| Existing tile | Preserved and restored | Removed and discarded |
| Mildew and discoloration | Removed, blocked with sealer | Gone (new materials) |
| Hard-water buildup | Dissolved from tile and glass | Gone (new materials) |
| Hidden surprises | Rare | Common (subfloor, plumbing, mold) |
| Result quality | Near-new appearance | Brand-new |
When a new shower is the right call:
Tile is cracked or broken across multiple spots
You want to change the layout or footprint
There's water damage behind the walls
You want a completely different look or style
Structural issues need to be addressed first
If none of those apply, you're probably looking at a cleaning job, not a renovation. We'll tell you honestly during the walkthrough. We've talked plenty of customers out of expensive remodels they didn't need.

Color Sealing: What It Is and Why It Matters
Color sealing is the closest thing to brand-new grout without actually regrouting. Most homeowners don't realize it's an option until we explain it.
How it works: After deep cleaning, we apply a pigmented sealer that bonds to the grout. It fills the pores, blocks staining, and gives you a uniform color across every grout line.
What you get:
Uniform color (no more darker patches in high-traffic areas)
Stain protection that lasts 5 to 10 years
Easier maintenance with regular mopping
Mildew resistance built into the product
Color options:
Original color match (most common request)
Lighter shade for a cleaner look
Darker shade to hide future staining
Custom color to update the entire room
Color sealing isn't right for every home. If your grout is in good shape and you don't mind cleaning more often, deep cleaning alone may be enough. We'll tell you honestly during the quote.

A standard residential floor is usually done in 1 to 3 hours. Showers and color sealing add time. We'll give you a specific time estimate when we quote the job.
-
In most homes, yes. After deep cleaning, grout typically comes back two to three shades lighter. If you want a guaranteed uniform color, we recommend color sealing on top of the cleaning. That gets you a true "like new" finish that lasts.
-
Yes. We use plant-based, pH-balanced products that are safe for pets, kids, and allergy-sensitive households. No bleach, no harsh chemicals, no lingering fumes. Safe to walk on the same day.
-
Yes, in most cases. Tampa's hard water leaves cloudy calcium deposits on tile and shower glass. We use specific solutions that dissolve calcium without etching the tile. Heavy long-term buildup may take multiple passes.
-
Every one to two years for most homes. Showers, kitchens, and entryways benefit from more frequent cleaning. If you've had your grout color sealed in the last five years, you'll need to clean it less often.
-
Grout will collect dirt over time. That's how it works. Color sealing significantly slows it down by filling the pores and creating a protective barrier. With sealing, most homes stay clean-looking for five years or more before needing another deep clean.
-
Yes. We service hotel lobbies, country clubs, restaurants, medical offices, condo association common areas, and property management portfolios. After-hours service available so we don't disrupt your business.
-
Yes. That's regrouting. We remove the damaged grout, clean the joint, and replace it. Sometimes cracked grout indicates settlement beneath it that needs to be addressed first, and we'll let you know if that's the case.
